The company is a foundation member of the corporative organization NARKS (National association of real estate agencies), which guarantees professional and ethic access to the clients. The agency is a member of European company of real estate agents (CEI), which guarantees contacts with organs of European Union. The director of company,  Mrs. Ing. Adriena Litomerická is the vice-president of CEI since January 2009. In the years 1993 - 2000, she was also president of FIABCI SLOVENSKO ( World federation of real estate professionals), by means of these organizations our company works also with foreign agencies.

  • Who we are:

Our company deals with sale and rental of real estates in Slovakia since 1993. We were the first real estate agency, which started to merchandise with real estates through auctions. Today the company affords completely legal- and advice-service connected with selling, buying and renting of real estates. One way of the real estates-sale that our company uses, is the sale through a public auction in terms of Voluntary Auctions Act .

  • How do we work:

By preparation of the auction we analyze the best way of sale by himself, depending on type of real estates and we offer complete legal service and guidance in the area of real estates.

We prepare auctions in regular intervals, with real estates from more claimers, with the intention to request the largest number of clients through a widespread marketing.

We are able to assure auctions in the whole Slovak republic.

We are working with materials as price map, where the real implemented dealings in particular localities in the whole Slovakia are reflected.

We lean on our by years created database of eventual interested persons, which is still renewed case by case. Our contacts outreach the state-boundary and so just by one click - the whole Europe will know about your auction.

We are able to prepare a quick sale of ordinary real estates designed for living and business through auctions with minimal demand on price.

We offer reliability for our clients, because our activity is protected by damage-liability insurance.

Through voluntary auctions we successfully sold tenths of real estates.   • WHY AUCTION?

Advantages in time – auction is the only one way, which offers you a rapid encashment of property without baseless time– outs.  Other way -auctions anticipates a long-termed and complicated trial approved by court. In case of observing all legal time-limits, an auction can successful overrun in 40-60 days.

Advantages in price – in voluntary auctions, it is most probably, that the price of the real estates will be as high as you imagined, that it will elastically respond to supply and demand and it is also the cheapest way to sell property.

Advantages in costs – all costs of auction will be reimbursed from gains of auction, so you don’t have to be afraid of unexpected costs. In case of defeated auction, when the declarer does not pay the achieved bidding price in time-limit, the deposit of this declarer will be used to cover the costs of auction.

Advantage in legal safety – a trimensual period after auction, it is not possible to bring action against nullity of auction.

Advantageous simplicity– you don’t need any lawful and executable statement from court or other administrative offices, any execution title, that means none of the never-ending trials at bar and administrative procedures.

MORTGAGEE – As the mortgagee you have the right to use the right of lien and to propose the sale of those real estates, where the right of lien ties - up, through a voluntary auction. You will find everything you need in the Voluntary Auction Act No. 527/2002, but we will be very glad to afford all necessary information personally. The basis for every auction is to choose the auction object, to arrange the conditions of auction and to sign the Auction-realizing contract and the declaration of claimer, that the object of auction is possible to be auctioned. OWNER – As the owner of real estates you dispose with the right of property, which entitles you to dispose with your real estate.
